This land includes approximately 35 acres of open marsh and wetland and 15 acres of natural cedar and mixed bush. It is quiet, secluded, and rich with natural scents. It's perfect for dogs and owners who love adventure, water, reeds, mud, and open space. There are no trails and no buildings on the property. Guests are welcome to roam freely within the posted boundaries. The majority of the land is unfenced. Natural features such as the fence, hydro cut, and marsh edges make boundaries easy to follow. Details provided at booking. Terrain Notes This is entirely natural: Wetland areas may have standing water or soft ground Bush areas offer shade and dense vegetation Seasonal flooding is normal Wildlife may be present Guests are responsible for assessing terrain conditions and supervising their dogs accordingly. Important This Sniffspot consists of private land only. Nearby conservation lands, trails, and the rail trail shown for context are not part of this Sniffspot and there is no access available via this property. Natural Terrain This property includes marsh, standing water, soft ground, and uneven surfaces. Terrain conditions change with weather and season, and guests should expect a natural, unimproved outdoor environment. Natural surfaces such as wet leaves, moss, or ice may be slippery. This property is completely naturalized and no maintenance is performed. Please dress accordingly. Water & Wetland Areas Some areas may have deep spots, mud, or sudden drop-offs. Water depth can change with rainfall or snowmelt. Dogs may get wet or muddy. Guests should assess water depth and conditions before allowing dogs to enter any wetland or standing water. Vegetation & Ground Cover Tall grass, reeds, dense undergrowth, and natural vegetation may conceal holes, logs, fallen branches, or uneven footing. Some plants may have burrs, prickles, or seed heads that cling to fur. Vegetation may also include common plants such as thistles, nettles, or berry-producing shrubs, which can irritate skin or be harmful if touched or ingested. Older cut stumps, natural deadfall, or low branches may be present in wooded areas. Wildlife Local wildlife may include frogs, birds, insects, deer, coyotes, and other animals. Wildlife may be audible or visible, and dogs should be monitored at all times. Ticks & Insects The natural environment may contain ticks, mosquitoes, and other insects. Occasional insect nests may be present in logs or ground areas during warm seasons. Guests should take normal precautions appropriate for outdoor settings. Limited Visibility of Boundaries Most of the property is unfenced. Boundaries are defined by natural features, with clear details provided after booking. Guests are responsible for keeping dogs within the property limits. Seasonal Changes Snow, ice, spring melt, and rainfall can affect footing, water depth, and overall accessibility. Conditions may vary significantly throughout the year. When snowshoeing, take precautions around hidden ice. No On-Site Facilities There are no trails, structures, lighting, or facilities on the property. Guests should be prepared for a fully natural outdoor experience. Hunting & Trapping Hunting or trapping may occur on nearby lands during certain seasons. Hunting or trapping is not permitted on this property.

Use a long line or recall — whatever works best for your dog. Stay on the booked property only. Please do not enter any neighbouring areas from within the property. Enjoy the natural setting, but please avoid disturbing wildlife or plants. Pick up after your dog and take waste with you. There are no garbage bins on site. No fires, smoking, or open flames. No hunting, foraging, or collecting natural materials. Leave no trace. Please pack out everything you bring — this includes bottles, food items, dog gear, and any other belongings. Check ground and water conditions before letting your dog explore. (This includes mud, soft spots, or deeper water.) Children should be supervised. Daylight use only. There is no lighting on the property.
