I am a working horse farm and fields are anywhere from a smaller paddock to about 3 acres. Horses get moved around so location changes as to what is available. No climb 4'6" fencing, however there are spots a small dog can get under. Better situation for dogs that have a call back and are not gamey as I have many farm animals they could come in contact with if are not with owner. I have a toilet in the barn for use, plenty of electric outlets and water. Wash stall can also be used for hot water baths after visit. Dogs must be obedient to owners and non animal or human aggressive. You can also walk around the outside of the property on leash and go into Earleville state park land directly behind me.

Park in our driveway and explore the woods with your pup. Our trails are often muddy, especially when it’s been rainy, so come prepared. We are sure to keep our dog, Rosie, inside during your visit!

Plenty of open acres for discovery; located in quiet Newlin Township just minutes outside of Unionville, West Bradford, & Coatesville. Nestled in the valley surrounded by rolling hills. Our meadow has the Brandywine Creek running along the whole property. A smaller creek running thru as well with two nice resting areas with spring water and chairs. Beautiful sunrises & sunsets to see. You have access to the Brandywine Creek if your dog/s likes to splash and play! Different levels of water from ankle deep, to swimming deep; many entrances to access & play in the creek for the pups and humans. Parking is safe, secure & private, so you can unload you’re pup & begin exploring. Bring the water toys, paddle boards, floats etc, if you’d like! We do it all! We have the perfect picnic spot to relax & take a break, with chairs, storage bin with anything you may need; just for our Sniffspot guests. A large table w/ chairs, umbrella & more. Perfect for a quick snack or full out meal in nature. (We have a pull along wagon if needed for your supplies). Wild life all around, from fish, blue herons, a to the majestic Bald Eagle pair, to be seen! Don’t miss out on this beautiful tucked away meadow & maintained trails; right out of a painting! Welcome to our Delaware oasis, a 10-acre testament to nature’s beauty on a horse farm. Our family’s heart holds a special place for my first dog, Cody, a spirited soul who taught us resilience. If Sniffspot existed then, it would’ve been a haven for us, a place to learn and grow without the fear of hills and unpredictability. In his memory, we offer this space – a peaceful realm for training, exploration, and connection, just like Cody would have loved.

Lots of stuff to sniff... deer and squirrels seen daily. Springs that the dogs can drink from. Extra trailmarkers added to help you navigate. Lots of fun for your puppers and peace of mind for you, while we do have neighbors, there won't be close encounters but you may hear them on occasion, or see them driving past, though it is very private we are not completely isolated. No poop bags provided or needed, just please make sure it's not where people walk. Half hour visits are available. Field area can be soft and some areas muddy after the rain. Me and my dog love it here and I hope you do too! (She'll probably notice you when you arrive and will bark at the window, but it's pretty far from the parking area and will be faint)

There are multiple areas for your pup to sniff: -Meadow with walking trails -Horse corrals that are semi-fenced in (thick vine & brush enclosing it with small opening, will put out gate if available or bring your own to enclose completely) -Pond your pup is welcome to use if they like water The neighbors have horses & cows. There are feral cats, deer & other wildlife around so just be aware when exploring! We have 2 dogs who we keep inside when there’s visitors but you may hear they’re barking, please refrain from visiting directly around the house. Part of the walking trail goes past beehives (there is the option of taking another part of the trail). Please do not go past the power line poles at the top of the meadow & do not go past our barn down below. If any questions or concerns please reach out!

We're just starting out with this venture and are working on making it welcoming to you and to your furry family alike! Come check us out, and tell us what you'd like to see in the future! We're less than a mile from a popular pet grooming salon, so bring your friend to play before getting all spiffy and clean!

We have a wooded section with paths and an open area for running. It is not fenced, so dogs will need to be trained to come when called. I would ask that you stay on the trail as we do have neighbors and some of the woods belong to them. The front of the house is fenced, the visiting dogs will not enter this area.

Part of the property surrounding the house is fenced and the remaining acreage can be used at your leisure.
